HILLARY’S DEVELOPMENTS LTD

Currently Hillary’s have completed a series of other Joint Venture projects which include:

	A JV project with Eden Park Developments at ProLogis Park, Coventry. This consists of 82,500ft² warehousing. This project is coming to an end, it has an end value of circa £7 million. NOW COMPLETED
	JV project with New Park Projects, a small Newark based company. Three sites at Dinnington total some 90,000ft² of B8 accommodation and 15,000ft². The combined end value of the 3 projects is something in the region of £9 million. NOW COMPLETED
	A JV project with Rotherhill Developments in Market Harborough, the end value is £3-3.5 million. NOW COMPLETED
	Venture Way, Grantham. JV with Rotherhill Developments consisting a speculative development of 65,000 sq ft with an end value of £5 million. Ground works are anticipated to commence on site in the Autumn of 2011.
	Corby. JV with Rotherhill Developments consisting of the refurbishment of a factory of approximately 60,000 sq ft which has been let and currently producing £259,000 per annum together with a site at the rear for which planning consent has been granted for approximately 25,000 sq ft of offices and self contained buildings of circa 2,000 sq ft each. CURRENTLY ONGOING
	Wellingborough. A joint venture with Rotherhill Developments totalling approximately 90,000 sq ft with an end value of between 37-8 million.. This is virtually completed with the units either being sold or let to various parties. Two small units remain. One of 4,500 sq ft and one of 8,350 sq ft.
	A major development has been undertaken with Odin Estates at Burton on Trent known as the Malsters and the Maltings. This consists of approximately 30,000 sq ft of new build B2/B8 accommodation together with 90,000 sq ft of offices with an end value of between £7-8 million.
